Anybody have a suggestion.
I have been trying to find a replacement for the rubber gasket around the side windows with out having any luck.

I guess the first thing I would do is see if I can figure out the window brand and style. Chinook changed often, which can make it mildly tricky. I have made a number of posts showing details of my early '99 windows, which are a discontinued Hehr model. It's possible you have those. They also used SE-GI brand windows, and also other models of Hehr windows (and maybe others). If you know the brand or model, there is a chance you could get the stock pieces.
So for starters, I'm going to assume you have single pane windows. How do the screens sit on the inside? On mine it is a unique way where the screen doesn't really ride in an enclosed track (which is more usual) but instead sits on a metal "fin" and is held there by plastic clips. Are yours like that? If so that's a big clue.
Or, maybe someone else knows of an easier way(?)
Alternatively, there are a couple of places that sell a lot of this type of thing, so you could check them and just see if anything looks right (they all have good websites).

My screens also ride (not very smoothly) on a fin. I will check the web sites you mention.
What type of lube would not effect either the plastic or aluminum?

Sounds like you may have the same Hehr windows I have. I believe they are Hehr 4700 series. If you have the plastic screen clips, guard them with your life! They are pretty much unobtanium. If you are interested, I made a thread about these clips. Upshot is I was able to find clip part info but never was able to find them. I made some pretty decent substitutes out of heavy duty smoothie straws (pick your color!

I lube the windows with McLube Sailkote (if you mean along the tracks?). You could also use Slide All or similar. Essentially, I wanted a "dry," non-silicone lube.
If any of the outside gaskets are still good, you might consider coating them with something like 303 protectant. Perhaps you could even somewhat restore the ones you have if new ones are not obtainable.
